Most real estate investors manage their portfolios with spreadsheets. They track rent rolls, mortgage payments, and cash flow — and they do it well. But spreadsheets make it easy to miss the bigger picture: how efficiently your equity is actually working for you.
As properties appreciate and loans pay down, equity quietly grows. That sounds like a good thing — and it is — but if you're not tracking return on equity, you're probably sitting on capital that could be performing significantly better elsewhere.
We built ROE Engine because we were those investors. We had properties with strong cash flow but declining ROE, and no easy way to see it — let alone act on it. The tools that existed were either too simple (basic calculators) or too complex (enterprise CRE platforms that cost thousands).
ROE Engine sits in the gap: powerful enough to run real portfolio analytics, simple enough that any hands-on investor can use it from day one.
