Create Your Account

Sign up with your email or Google account. Your free 14-day trial starts immediately — no credit card required. Enable two-factor authentication for extra security.

Add Your First Property

Enter your property details including purchase price, current value, mortgage terms, and operating expenses. The more data you provide, the more accurate your analytics will be.

Enter Transactions

Log rental income, maintenance costs, insurance, taxes, and other transactions. ROE Engine categorizes everything automatically and tracks cash flow month over month.

View Your Analytics

Head to the dashboard to see ROE, cash-on-cash return, DSCR, cap rate, and equity growth across your entire portfolio. Drill into any property for a detailed P&L breakdown.

Optimize with Scenarios

Run what-if scenarios to see how refinancing, selling, or redeploying equity would impact your returns. ROE Engine tells you exactly when a property's equity could work harder elsewhere.

Common Questions

What is ROE and how is it calculated?

ROE stands for Return on Equity. It measures how efficiently your equity is working for you by dividing your annual net operating income (plus appreciation) by your total equity in the property. For example, if you have $100,000 of equity in a property that generates $8,000 in annual returns, your ROE is 8%. As properties appreciate and loans pay down, your equity grows — but your ROE can actually decline if returns don't keep pace.

Is my data secure?

Yes. All data is encrypted in transit (TLS 1.2+) and at rest (AES-256). Passwords are hashed with bcrypt using per-user salts, and two-factor authentication secrets are encrypted with AES-256-GCM. We never connect to your bank accounts, and we never sell or share your data with third parties. See our Privacy Policy for full details.

Can I import data from spreadsheets?

We are actively building CSV import functionality. In the meantime, you can manually enter your property details and transactions — most users are fully set up within 15-20 minutes per property.

What's included in the free trial?

The 14-day free trial gives you full access to every feature: unlimited properties, full analytics, scenario modeling, and recommendations. No credit card is required to start. At the end of the trial you can choose a plan that fits your portfolio size.

How do I cancel my subscription?

You can cancel anytime from Settings in your dashboard. When you cancel, your data is preserved but becomes read-only until you reactivate. You can also request full account deletion by contacting support.

Can I manage multiple properties?

Absolutely. ROE Engine is designed for multi-property portfolios. You can add as many properties as your plan allows, and the dashboard gives you a portfolio-level overview alongside individual property analytics.

What transaction categories are available?

ROE Engine includes standard categories like rental income, mortgage payments, property taxes, insurance, maintenance, HOA fees, property management fees, utilities, and more. Transactions are used to calculate cash flow, NOI, and other key metrics automatically.

How do scenarios work?

Scenarios let you model what-if situations without changing your actual data. You can simulate refinancing at a different rate, adjusting rent, selling a property, or redeploying equity into a new purchase. ROE Engine shows you how each scenario would affect your ROE, cash flow, and overall portfolio performance.

How does the Opportunities engine decide to sell, refinance, or hold?

Every property passes through two layers: a fast classifier that flags candidates based on current metrics (DSCR, cash-on-cash, LTV, ROE, cash flow), and a scenario engine that validates whether the recommended action actually improves portfolio year-1 total return after redeploying freed capital at your target ROE. A property is only recommended when both layers agree — candidates that fail the engine check get demoted into Hold with a diagnostic explaining why. What mortgage rate data do you use?

We pull publicly available mortgage rate data from the Federal Reserve Economic Data (FRED) API. This powers our refinance analysis by comparing your current loan terms against prevailing market rates — no manual rate lookups needed.

Do I need to be a real estate expert to use ROE Engine?

Not at all. ROE Engine is built for hands-on investors at any experience level. The dashboard explains every metric, and our getting started guide walks you through setup step by step. If you get stuck, our support team is happy to help.
